In pursuance of powers granted under the above Acts and Order the Department of Local Government and the Environment does hereby APPROVE the application made by you on behalf of: Paxton Enterprises Ltd
Proposal: Erection of three storey side extension to replace existing single storey extension, erection of replacement single storey rear extension and erection of bin and bottle enclosure at: $\quad$ Ballacallin House Hotel Dalby Peel IM5 3BT which was considered on 17 March 2004, subject to compliance with the conditions specified on the attached schedule.

Note 1: This permission refers only to that required under the Town and Country Planning Acts and does not include any consent or approval under any other enactment, bylaw, order or regulation.
Note 2: No works may be commenced until such time as -
- the time for requesting a review of the initial decision has expired; or
- any review of the initial decision has been completed; or
- the time for requesting an appeal in relation to the decision has expired; or
- any appeal has been completed.

- The development hereby permitted shall commence before the expiration of four years from the date of this notice.
- This approval relates to $78.1 .03,79.2 .03,80.3 .03,81.4 .03$ and 129.12 .00 .
- The external finishes of the extension must match those of the existing building in all respects.
- The windows must be timber framed sliding sash.
- Notwithstanding the provisions of the Town and Country Planning (Permitted Development) Order 1983 (or any Order revoking or re-enacting that Order) no external doors or windows shall be replaced (other than those expressly authorised by this permission).
- The doors must be timber framed.
- The roof(s) must be finished in dark natural slate.
- The self contained units hereby approved must be used only as tourist accommodation in association with the hotel. The units must not be occupied as separate residential accommodation. No individual letting period must exceed four weeks in duration.
- There must be no discharge of surface water to the main foul sewer.
- The application states that the surface water from the proposed development is to be discharged to the "existing drainage". If this "existing drainage" discharges (directly or indirectly) to the foul sewerage system then it should be noted that an alternative means of surface water disposal must be provided.
NOTE There are no known existing surface water sewers within the area. The applicant is required to establish where the existing surface water from the property is disposed and discuss this matter with the Drainage Division of the Department of Transport prior to work commencing on site.
NOTE The applicant should consult with the Fire Safety Department as the extension will fall within the scope of the Fire Precautions (Flats) Regulations 1996.
NOTE The applicant's attention is drawn to the provisions of the Building Control Act 1991 which includes specific controls on, and requirements in connection with, demolition of buildings in whole or in part. For further information contact the Department's Office of Environmental Health.
