The application proposed alterations and extensions to Ballakaneen House, a detached dwelling set along a minor road off the A9 Ramsey to Andreas road, together with a new garage block and guest flat above. Despite the scale of the extensions, the dwelling itself is not readily visible from the surrounding area. The officer considered the extensions sizable but in keeping with the character of the dwelling, and noted they would occupy areas already containing existing buildings, meaning they would not be visible beyond the immediate curtilage. The application was approved under delegated authority with three conditions.
The extensions were approved because they were considered in keeping with the character of the dwelling, would not be visible from outside the immediate surrounding area, and a fire safety concern raised by the Chief Fire Officer was resolved through an amended plan.
Condition 1
The development hereby permitted shall commence before the expiration of four years from the date of this notice.
Condition 2
This approval relates to drawing no.s SC762/P/10-01, SC762/P/10-02, SC762/P/10-03, SC762/P/10-05, SC762/P/10-06, SC762/P/11-01, SC762/P/1201 and SC762/P/12-02 date stamped the 24th December 2003 and drawing no. SC762/P/10-04 rev A date stamped the 5th March 2004.
Condition 3
The external finishes of the extension must match those of the existing building in all respects.
