28 January 2004 · Committee
Clybane, Patrick Corner, Patrick Village, Isle Of Man, IM5 3al
This application sought permission to extend Clybane Cottage in Patrick Village, Peel, and to erect a double garage alongside widening the vehicular access and driveway. The committee refused the application on 28 January 2004. The officer's report identified the proposed extension as too large and dominant, concluding it would change the character of the existing dwelling. The site fronts directly onto the road, and the garden to the rear slopes down to a watercourse at the southern boundary. A further concern was raised about the double garage: its position would mean vehicles would need to reverse onto and off the highway, which was considered a highway safety issue.
The application was refused by committee. The proposed extension was considered too large and dominant, which would alter the character of the existing dwelling. The proposed double garage also raised a highway safety concern, as its position would require vehicles to reverse onto and off the road.
Extensions to existing buildings should maintain the character of the original form.
