The application is for a substitution in house types for a previously approved planning approval (02/932/B) for a small housing development consisting of five dwellings in Ramsey.
This application seeks only to change the design of the dwellings and is understood to have arisen following the sale of the planning permission. The siting and other details are unaffected by the application. I consider that the proposed changes in house types are unobjectionable and recommend approval.

C 1.
The development hereby permitted shall commence before the expiration of four years from the date of this notice.
C 2.
This approval relates to drawing no. 804/00/01 date stamped the 6th November 2003 and 804/00/04 rev E, 804/00/10 rev A1, 804/00/10/1, 804/00/11/1 rev A, 804/00/12 rev A and 804/00/12/1 rev A date stamped the 18th February 2004.
C 3.
All trees identified to be retained on drawing no. 804/00/04 rev E must be protected by the erection of appropriate fencing prior to the commencement of any other works. No building or engineering operations and no storage of building materials may take place within this fencing.
C 4.
All planting, seeding or turfing comprised in drawing no. 804/00/04 rev E must be carried out in the first planting and seeding seasons following the completion of the development or the occupation of the dwellings, whichever is the sooner. Any trees or plants that within a period of five years from the completion of the development die, are removed, or become seriously damaged must be replaced in the next planting season with others of a similar size and species.
N 5.
The Chief Fire Officer recommends the installation of mains wired interconnected domestic smoke detection.
N 6.
Prior to the demolition of these premises an application will need to be made in writing to the Chief Executive of the Department of Local Government and the Environment for issue of a direction to demolish under the terms of the Building Control Act 1991.
N 7.
The applicant/developer is recommended to consider the provision of access which is suitable for wheelchair users.
N 8. Prior to the commencement of any works the applicant is advised to consult the Development Control Engineer, Department of Transport.
N 9. The applicant is advised to consult the Water Authority with regard to the Water Supply Byelaws.
