This application sought approval in principle for an extension to the One Stop Shop on Station Road, Ballaugh, to create staff accommodation. The applicant was Kulmet Ltd, and the decision was made by the Planning Committee. The officer recommended approval, and the Committee agreed, granting permission on 20 February 2004. The officer report noted that the extension would occupy a considerable area of garden or open land on the site. Two key planning issues were identified: the need for adequate parking provision in keeping with the needs of the village, and the management of surface water drainage. Eight conditions were attached to the approval to address these and other matters.
The Planning Committee approved the application in principle for an extension to provide staff accommodation at the One Stop Shop on Station Road, Ballaugh. The decision was subject to eight conditions, with parking provision and surface water drainage identified as matters to be addressed.
Condition 1
This approval is in principle only and will remain valid for a period of two years within which time no development may take place until such time as details of the reserved matters (siting, design, external appearance, internal layout, means of access, landscaping) have been approved by the Planning Authority. Such reserved matters should form the subject of a single application.
Condition 2
This approval in principle relates to the development of a single storey extension to the rear of the property for use as staff accommodation associated with the existing shop.
Condition 3
This approval is granted on the basis that it is an alternative scheme to that approved under PA01/1943 for the conversion of the attic space into living accommodation. In the event of this approval being taken up the attic space must remain as storage only.
Condition 4
The extension must be no closer to the north western and south eastern boundaries than 3 metres.
Condition 5
The extension must be no closer to the south western boundary than 5 metres.
Condition 6
No living accommodation is permitted in the roof space of the proposed extension.
Condition 7
The reserved matters application must indicate parking for at least one vehicle behind the building line.
Condition 8
There must be no discharge of surface water to the main foul sewer.
