Proposal: Refurbishment of existing and erection of five additional garages on lock up garage site at: $\quad$ Heathfield Yard Patrick Street Peel IM5 1BR which was considered on 13 February 2004, for the reasons set out in the attached schedule.

Reasons For Refusal
Application Ref No: 03/01453/B On Review
- By virtue of the number of garages proposed and the restricted visibility available to vehicle drivers exiting the site onto Patrick Street, it is judged that the proposed development would be contrary to the interests of road safety.
NOTE Notwithstanding the above, the internal dimensions of the garages would be below the recognised standard size set out in Manx Roads 1 and thus would be impractical for use by all but the smallest models of vehicle. The layout as shown would also preclude the safe manoeuvring of vehicles into and out of the garages. Such garage design and layout would hinder the intended use of the site as an off road parking facility.
