Planning report and recommendations ### General report Although the scale of the 1982 Development Plan causes some difficulty in locating of the application site I believe that it is located within the area defined as being predominantly residential. This view is backed up by the extant planning permission (01 / 2175) for approval in principle for the erection of a dwelling on the site, which was granted on such basis. Given the extant approval and the site being within a predominantly residential area the principle of development is accepted. Following concerns regarding the proximity of the proposed stables to the adjacent watercourse an amended plan was submitted. This amended plan increased the distance of the stables from the watercourse and resolved the issue. In terms of highway safety the applicant has proposed the best sight splays available within the constraints of the application site. The DoT has elected not oppose the application. Given that there is no uniform style of design within Glen Auldyn it is considered that the design of the proposed development is acceptable. The positioning of the dwelling does not detrimentally impact on any of the neighbouring properties. I consider the proposal is acceptable. ### Summary of objections/views DAFF (Fisheries) Initially an objection regarding the proximity of the stable block to the adjacent watercourse i.e. less than 8 metres. This issue was overcome through the submission of an amended plan moving the location of the stable block. DoT (Drainage Division) - No objection Suggested conditions DoT (Highways Division) Initially objected to the proposal but following the submission of an amended plan they elected not to oppose the application. Fire Prevention Officer - No objection Smoke detector note Water Authority - No objection Water Authority note Lezayre Parish Commissioners - Objection The application represents over development of a small site The Commissioners had also objected to the previous application (PA01/02175) Ambleside - Objection ## Application no. 03/01494/B Concern whether the size of the site is the minimum of 1 acre as required for low density housing in parkland. ### Grianane - Objection Concern whether the size of the site is the minimum of 1 acre as required for low density housing in parkland. Should the site be the necessary site they are concerned that the roof should natural slate rather than interlocking tiles. The associated stable seems overly large in comparison to the size of the paddock. Concern whether sufficient off-road parking is provided.
