1. The development hereby permitted shall commence before the expiration of four years from the date of this notice.

1. The gate pillars at the junction of the new driveway with the main road must match those existing alongside serving Kerrow ny Glough.

1. The windows in the proposed dwelling must be sliding sash, irrespective of material.

1. All hedges must be built as traditional Manx sod banks in accordance with Planning Circular 1/98.

1. Prior to the commencement of works, details of the finish (including colours) must be submitted to and approved by the Planning Committee. A self coloured render may be used but white and bright colours must be avoided, in order to allow the proposed new dwelling to blend sensitively with the landscape.

1. The rooflights must be heritage style.

1. The roof(s) must be finished in dark natural slate.

NOTE The Chief Fire Officer recommends the installation of mains wired interconnected domestic smoke detection.
