In pursuance of their powers under the above Acts and order the PLANNING COMMITTEE of the Department of Local Government and the Environment does hereby APPROVE the application made by you on behalf of

which was considered at a meeting held on the 22nd April 1992, subject to the compliance with the conditions or modifications specified on the attached schedule, numbered 1 to 8.

Note 1: This permission refers only to that required under the Town & Country Planning Acts and does not include any consent or approval under any other enactment, byelaw, order or regulation.
Note 2: NO WORKS MAY BE COMMENCED UNTIL SUCH TIME AS - a) the time for requesting an appeal in relation to any decision at review has expired; or b) any appeal has been completed. Note 3: Rights of appeal against the decision of the Planning Committee are attached.

The building(s) shall not be used for any other purpose than that indicated on the plan or in the application without the consent of the committee.
This permission shall be deemed to be an approval in principle for a period of FOUR years only and shall not permit any development works prior to the approval of detailed information by the Committee.
Details of siting, design, external appearance, internal layout, means of access and landscaping (hereinafter called "the reserved matters") must be included in a detailed planning application for consideration by the Planning Committee.
Note: The applicant is advised to consult thereon with the Planning Officer of the Department of Local Government & Environment prior to the preparation and submission of a detailed application.
No approval is hereby implied to:
(a) any change of use from agricultural use of the site as defined in the submitted application; and
(b) the plans and sketches submitted initially.
This permission relates to the construction of a replacement dwelling which:
(a) is designed in accordance with the policies and recommendations of Planning Circular 3/91; and
(b) is sited on the site of the existing Ballavears farmhouse, such as to present to the road an elevation no wider than that of the existing farmhouse;
the developer's Architect is recommended to consult the Department's Architect and Planning Officer during the preparation of detailed plans.
All existing trees on the site must be retained.
Any alteration or improvement to the vehicular access must include the provision of more appropriate, traditionally designed gate-posts.
The proposed dwelling must be provided with a natural slate roof.
