Planning report and recommendations ### General report The application is for the conversion of an existing garage/outbuilding into two dwellings within a residential area in Ramsey. The property is a stone building with three sets of garage doors on its north elevation. It is proposed to be converted into two dwellings with associated car parking. Permission was previously granted on appeal by PA01/2333 for the approval in principle for the conversion of the outbuilding into two dwellings. In their report the Planning Inspector concluded that whilst the conversion would not provide the full standards normally expected in new developments the additional traffic and potential on street parking or impact on residential amenity were sufficient to override the benefits of the use of the building to create additional small residential units. Given that approval in principle exists for the conversion of the building and no new objections that are considered to be grounds for refusal have been made the application is acceptable. ### Summary of objections/views Water Authority - No objection Note required Fire Prevention - No objection Note required Department of Transport - Objection Access is from an unmade private street unsuited to further traffic Proposal reduces the amount of off-road parking available with the area Ramsey Town Commissioners - Objection No provision for off-road parking has been made ### Recommendations I recommend that the application be approved subject to appropriate conditions Signed D.
