Planning Report and Recommendations ### General Report Site Visited YES/NO 1. The site relates to an area of land known as 'Seawillkercaute' of Shelley Road, Germantown 2. It is on no wetter side of the highway and is occupied by a 1000 ft. of Moller; only the remnants of the wall's remain. 3. The 1000 ft. is set back from the road and is set in a slight dip. 4. The forward along the site amounts to 350 acres and is of high landscape value. 5. Proposed is the erection of an agricultural dwelling for a 'farm manager' plus a new agricultural shed and access road. 6. The barn could be 40m x 28m. A number of sod banks would be removed. Size = footprint x 107.28m² Cottage size recommended in 3191 = 60.5m². It would have a footprint 77% larger than recommended cottage in countryside size. DAL advise that the site has ecological interest and was involved in the 1995 Phase 2 survey: a 10-minute departure. It is high semi-improved glossland + midday glossland. These are pale indents. Clouds have been recalled. The adjacent fields is improved glossland. WNH - Prescription should be against development of motor sites. The house is glovebox. The area has middle conservation interest. The area would stand out in the countryside. The remnants of 'premises' also object. PL Motoy: PA 00/1885 - two access to existing buildings - replaced. 00/1723 - AP - reinstatement of total dwelling - removed. Suppling evidence. DAL - a dwelling is visited. W. Dawney states that the term is currently managed at Ballacetedel, Mount Mulley. Assessment There are already buildings on the one side of Stoney Road. A dwelling is considered to be painted could be used close to the existing building divided. It is difficult to establish whether the occupant would comply with an agreed state.
