In pursuance of powers granted under the above Acts and Order the Department of Local Government and the Environment does hereby APPROVE the application made by you on behalf of: Mr R Mitchell
Proposal: Resurfacing and landscaping of existing car park, demarcation of highway and parking area, provision of a new section of fencing and planting at: $\quad$ Car Park Opposite Glen Mona Hotel Glen Mona Ramsey which was considered on 6 February 2004, subject to compliance with the conditions specified on the attached schedule.

Note 1: This permission refers only to that required under the Town and Country Planning Acts and does not include any consent or approval under any other enactment, bylaw, order or regulation.
Note 2: No works may be commenced until such time as -
- the time for requesting a review of the initial decision has expired; or
- any review of the initial decision has been completed; or
- the time for requesting an appeal in relation to the decision has expired; or
- any appeal has been completed.

- This approval relates to the retention of the tipped material on the site and its modification and the landscaping all as shown in drawing reference $0353 / 1 / 1 / \mathrm{A}$ received on 23 rd December 2003.
- The works hereby approved must be undertaken within six months of the date of this notice as it becomes final.
- The new hedging alongside the Glen Mona Loop Road must be created in accordance with Planning Circular 1/92 - Manx Hedges.
- The landscaping shown in the approved drawing must be undertaken in the first planting season in or following (whichever is the sooner) the date of this decision as it becomes final.
- The car park may only be used for the parking of private cars and may not without the written permission of the Planning Committee be used for the storage or parking of commercial or heavy goods vehicles.
- The slopes of the tipped material must be dressed sufficiently to allow and encourage the vegetation thereof as shown in the submitted plan.
This decision was made by the Planning Committee constituted in accordance with Paragraph 2 of Schedule 1 of the Isle of Man Planning Scheme (Development Plan) Order 1982.
