An application in principle No. 01/01987/A was submitted on the 13th December 2001 and subsequently approved by the Committee on 18th February 2002.
There were two conditions:
- The approval is in principle only and will remain valid for a period of two years within which time no development may take place until such time as details of the reserved matters (siting, design, external layout, means of access, landscaping) have been approved by the Planning Authority. Such reserved matters should form the subject of a single application.
- The detailed plans must demonstrate that the buildings to be converted retain the existing character and appearance. No approval is hereby granted or implied to any extensions or to the reconstruction of all or any part of the existing fabric.
There was also a note that the detailed plan should indicate the domestic curtilage of each unit.
The enclosed application is now for detailed planning permission for the conversion of the farm buildings to three no. dwellings. The existing Cottage has been previously approved as guest accommodation to the existing house and is shown being altered, mainly of an internal nature. Our client is seeking an approval to the cottage as a separate dwelling to the main house.
Condition 2 stated that no approval was implied to the reconstruction of all or part of the existing fabric. A Structural Engineer's Report on the existing building fabric was commissioned and carried out. It was reported that areas of the existing stonework were considerably out of plumb and of a poor quality.
