In pursuance of powers granted under the above Acts and Order the Department of Local Government and the Environment does hereby APPROVE the application made by you on behalf of: Strix Limited

Erection of an oil storage compound and water storage tank Strix Factory Gladstone Park Industrial Estate Ramsey IM8 2LA which was considered on 19 November 2003, subject to compliance with the conditions specified on the attached schedule.

Note 1: This permission refers only to that required under the Town and Country Planning Acts and does not include any consent or approval under any other enactment, bylaw, order or regulation.
Note 2: No works may be commenced until such time as -
- the time for requesting a review of the initial decision has expired; or
- any review of the initial decision has been completed; or
- the time for requesting an appeal in relation to the decision has expired; or
- any appeal has been completed.

- The development hereby permitted shall commence before the expiration of four years from the date of this notice.
- This approval relates to the erection of an oil compound and water storage tank as shown in drawing numbers P.404B/01 and P.404B/02 date stamped 20th August 2003.
- All planting, seeding or turfing as shown on drawing number P.404B/02 must be carried out in the first planting and seeding seasons following the completion of the development. Any trees or plants which within a period of five years from the completion of the development die, are removed, or become seriously damaged or diseased must be replaced in the next planting season with others of a similar size and species.
- For reasons of public amenity the existing public footpath, as shown on drawing number P.404B/02, must remain open and available for public use. No permission is granted for the fencing off of this area by this approval.
This decision was made by the Director of Planning in accordance with powers delegated to him under Paragraph 2 (6) (b) of the Isle of Man Planning Scheme (Development Plan) Order 1982.
