In pursuance of powers granted under the above Acts and Order the Department of Local Government and the Environment does hereby REFUSE the application made by you on behalf of:
St Johns Steel Services Proposal: Approval in principle for an extension to existing workshop, erection of a new industrial storage unit and erection of an additional unit for sub letting at: St. Johns Steel Services Mines Road Foxdale Douglas which was considered on 9 January 2004, for the reasons set out in the attached schedule.

Reasons For Refusal
Application Ref No: 03/01144/A
- It is judged that the proposed extensions to the workshop and the new units would be inappropriate in that;
a) the development would have a detrimental impact on the appearance of the site as seen from the highway by virtue of the increased scale and massing of the buildings on site. b) the reduced size of the yard area would limit the opportunities for the parking and manoeuvring of vehicles associated with the applicant's current business and the future users of the new unit.
NOTE The applicant should consider a more modest extension to the workshop only, to be used in association with St Johns Steel Services. Any future should be discussed with the Planning Officer prior to submission.
NOTE The site falls within an area known to be heavily contaminated. Any future detailed application must be accompanied by geochemical information to establish level of contaminants on the site and the most practical options for dealing with any contaminated fill in accordance with Policy F/P/E/2 set out in the Foxdale Local Plan 1999.
NOTE This decision was made by the Planning Committee constituted in accordance with Paragraph 2 of Schedule 1 of the Isle of Man Planning Scheme (Development Plan) Order 1982.
