Change of Use of Park House from Business Park Service Centre Office to Business Park Type Office Use
Statement of Supporting Information
The Isle of Man Business Park Service Centre consists of a number of facilities, including a public house, pre-school nursery, food take-away and Park House. Planning approval for the service centre was granted under PA 95/0147, with Park House approved as "an office for use in the management, administration and development of the Ballacottier Business Park", and to this end it is occupied by the developers of the Business Park, Dandara Holdings Ltd. The company is currently examining the possibility of relocating to a new corporate headquarters on the Business Park in order to provide additional space. Should such a relocation take place then Park House would no longer be required for its approved purpose, with any management and administration of the Business park which is still required being undertaken at the new premises.
This would leave Park House available for uses which would be in accordance with those permitted by the original approval of the Business Park (PA 89/4166, see attached schedule of conditions) and outlined by the Draft Braddan Parish Plan. An approval for such a use would enable the building to be marketed with the assurance that a prospective new user would comply with planning requirements and be able to occupy the premises quickly, thus reducing the possibility of it remaining empty for an unnecessary length of time.
Park House is comprised of the main building and an annex, with landscaped car parking to the front and rear. The level of car parking has proven to be appropriate for the Service Centre, and as Park House has now reached its staffing capacity any new user would not generate a greater level of demand. The car park and its landscaped areas would continue to be maintained by Dandara Holdings as developers and managers of the Business Park.
