ISLE OF MAN PLANNING SCHEME (DEVELOPMENT PLAN) ORDER 1982. PLANNING APPLICATION NO. 03/00061/B CHANGE OF USEFROM RESIDENTIAL TO ESTATE AGENTS, GROUND FLOOR AND BASEMENT, ARGYLE, HARRIS PROMENADE, DOUGLAS. I write with reference to the above application that has been forwarded to this authority for comment.
Whilst not wishing to raise an objection to this application Douglas Corporation would raise concerns regarding both the loss of residential accommodation and the creation of an office/shop in an area designated on the Douglas Local Plan as being predominantly tourism and leisure.
The provision of premises for estate agents and the like can often be found both in office/commercial areas and in areas predominantly used for retail. This application falls outside these areas, both in terms of the local plan designation and the use of existing properties in the surrounding area.
One final concern would relate to the creation of office accommodation without car parking provision for staff.
