Pa 03/166 ### Residential Estate Layout comprising roads, plots and 41 (reduced to 40) dwellings with screen planting and upgrading of sewers and access off Ballaglonney Close, land to the rear of the Crosby Hotel, Main Road, Marown ### Summary of Comments - Marown Parish Commissioners - see attached - Martyn Quayle MHK - Alternative access should be fully investigated - Highways Authority - Standard conditions only - Drainage Authority - Standard conditions only - Inland Fisheries - DAFF - steps should be taken to prevent pollution - no development within 8 metres of the watercourse - Disability Access - recommendations only - Dept of Education - Capacity for 200; 180 now on roll - mobiles may be required in the future - Water Authority - noting 'interest only' - Fire Safety Dept - Standard condition only ### Ballaglonney Close ### Objectors - Numbers 1, 2, 3, 4, 5 7, 'Cronk Mooar,' 8, 9 - Access off Ballaglonney Close is unacceptable and inadequate - Part of sit is not zoned for development - Access from Eyreton Park preferable - Planting along western boundary has a 'gap' - does this imply further development in the future? - Eyesore on the edge of the village - Out of keeping with the area - Sheltered housing complex won't be able to expand in the future - Traffic generation would cause problems getting onto and off the A1 - Devaluation of properties - Access issue should have been addressed when the land was zoned - was this considered? - Zoning should be reviewed in the new Area Plan - Visual impact of loss of bungalow on amenity of estate and on Number 5 - Visual impact during construction phase and loss of amenity - Not sustainable - Advised on purchase of their homes that the field behind was not zoned. - Risk of flooding - Houses have no 'artistic input' - Development would be 'piecemeal' ## Main Road 'Cronk Reayrt' - density is too high, trees not accurately plotted. Property would be overlooked ### Eyremont Terrace ### Objectors - Number 1 Density should be reduced by half. Traffic lights could be installed in the future; this is unacceptable. Houses cut off during TT Week. Demolition of a bungalow should not be permitted ### Others 4 Ballagarey Close (not a party) impact on school, disposal of surface water may lead to flooding Oak Lodge, Crosby - concerned about emergency gateway.
