There is in the submitted application insufficient information in relation to (a) the nature of "furniture recycling"; (b) the anticipated staff numbers; (c) the anticipated traffic generation; and (d) the layout of the parking area having regard to the need to maintain access to and parking space for other users; in the absence of this information, it is not possible to assess the proposed development.

The site is incompletely defined.
The travel distance to the only exit is in excess of that permitted under Fire Safety legislation.
This decision is without prejudice to a new application which addresses all of the above points.
