Planning Report and Recommendations ### General Report Site Visited YES/NO The application is for the erection of a detached dwelling in Legayre. Approval in principle for a new dwelling on the site was granted by a previous application. Whilst this proposal is similar in footprint to a previous application, 02/00001/B, which was returned at all stages it more traditional and rural in design. In their report into this previous application, the Planning Inspector concluded that they did not consider the scale of the footprint to be unacceptable rather the elaborate and inappropriate design. Discussions were held with the applicant, their agent, Dianne Robinson and Ian McCauley prior to the submission of this application where it was agreed that the design was acceptable. Therefore, given that this proposal satisfies the Planning Inspector's comments the application is considered acceptable. Signed A.
