In pursuance of powers granted under the above Acts and Order the Department of Local Government and the Environment does hereby REFUSE the application made by you on behalf of:

Reasons For Refusal

Whilst sympathetic to the personal circumstances of the applicant, it is considered that these are insufficient to overide the well established policies relating to the creation of new dwellings in the countryside.
It is considered that the proposal would neither preserve or enhance the character and appearance of the soon to be designated St Marks Conservation Area in which the site is located.
This decision was made by the Planning Committee constituted in accordance with Paragraph 2 of Schedule 1 of the Isle of Man Planning Scheme (Development Plan) Order 1982.
