Which was considered on 21 February 2002, subject to the compliance with the conditions or modifications specified on the attached schedule.

• any review of the initial decision has been completed; or
• the time for requesting an appeal in relation to the decision has expired; or
• any appeal has been completed.

1. The development hereby permitted shall commence before the expiration of four years from the date of this notice.
2. There must be no discharge of surface water to the main foul sewer.
3. The proposed development must be connected to the main foul sewer.

NOTE: A Drainage Connection Fee will be payable to the Drainage Authority on this development

1. The use of any domestic foul pump for this property must only be used after consultation with the Department of Transport Drainage Division, in particular any connection into the existing public foul sewer within the rising main.
2. All planting, seeding or turfing comprised in the approved details of landscaping must be carried out in the first planting and seeding seasons following the completion of the development or the occupation of the dwellings, whichever is the sooner. Any trees or plants which within a period of five years from the completion of the development die, are removed, or become seriously damaged or diseased must be replaced in the next planting season with others of a similar size and species.

NOTE The Chief Fire Officer recommends the installation of mains wired interconnected domestic smoke detection.

NOTE The applicant is encouraged to introduce hazel, rowan and/or birch trees as part of the landscaping scheme mentioned at 4 above.
