Application No.: 09/01993/B Applicant: Mr Alan Geoffrey Kirkham Proposal: Alterations and creation of additional windows Site Address: 39 Ballagarey Road, Glen Vine, Isle Of Man, IM4 4EF ### Considerations Case Officer: Mr Steve Stanley Photo Taken: Site Visit: Expected Decision Level: Senior Planning Officer ### Written Representations ### Consultations Consultee: Highways Division Notes: Do not oppose has no traffic management, parking or road safety implications. Consultee: Marown Parish Commissioners Notes:** No objections
The application site relates to 39 Ballagarey Road, a detached dwelling situated on the western side of the road.
This application seeks approval for alterations to some of the windows and doors of the property. The window aperture serving the dining room on the southern elevation would be reduced in width with a new uPVC window being installed. The existing uPVC cladding below the window would be removed and the section of wall would be rendered to match the walls of the existing property.
A door and two windows on the northern elevation would be altered with the windows being reduced in size and the doorway being partly filled in to create a high level window.
The application site is located within an area identified as being residential use by the 1982 Development Order.
The following previous planning applications are considered relevant in the assessment and determination of this application: 92/00048/B - Construction of bedroom extension and conservatory. Refused 25 January 2010
92/00587/B - Construction of extension and conservatory. Permitted 93/00105/B - Alterations and extension. Permitted
REPRESENTATIONS Marown Parish Commissioners do not object to this application. The Department of Transport Highways Division does not object to this application.
ASSESSMENT The main issues to be assessed in the consideration of this application are whether the proposed extension would have an adverse impact on either adjacent property or the surrounding area in general.
The level of development proposed by this application is modest and would not adversely affect the appearance of the existing property. The works would not affect adversely the amenity of adjacent properties and given the low level of development proposed and the fact that the elevations in question are not readily visible from public vantage points, the proposal will not harm the wider amenity of the surrounding area.
