SITE The application site forms the residential curtilage of 26 Carrick Park, Sulby, which is a single storey detached property located within Carrick Park which is south of the Sulby Bridge.
Land Use Zoing / Planning Policy
The application site is within the area covered by the Sulby Local Plan Order 1998. Under this the application site is within an area recognised as being in an area of 'predominately residential', the site is not within an area of High Landscape Value or Costal Value and Scenic Significance.
Planning History
There are no previous planning applications which are considered relevant in the assessment and determination of this application.
PROPOSAL The application seeks approval for the creation of French doors to side elevation of dwelling house. The doors would replace an existing single window.
Representations
Lezayre Parish Commissioners:- No objection The Authority has received no privately written representations objecting to the application.
Assessment / Recommendation
The initial concern of any window/glazed door being installed within a side elevation of a dwelling near to other residential properties, is the potential for overlooking, resulting in a loss of privacy for the neighbouring amenities.
In this case there is an existing window which is to be replaced, so the proposal, although larger, will likely not introduce the potential for further overlooking.
Additionally, the boundary treatment shred with Nr 26 and Nr 27 Carrick Park consists of a 1.5 metre high timber fence and a variety of bushes/hedges which range in height from one metre to two metres in height (approx).
Overall, it is considered given the proposal replaces an existing window and due to the existing boundary treatment, it is considered the potential of overlooking would not be significant more than what currently exists.
For these reasons the proposal would seem appropriate in this location and therefore it is recommended the application for an approval.
