This reserved matters application sought approval for the erection of a dwelling on land adjacent to Allandale Farm, Ballamanagh Road, Sulby. Under the Isle of Man Development Plan Order 1982 the site is also within an area of High Landscape Value and Scenic Significance.

Condition 1
The development hereby permitted shall commence before the expiration of four years from the date of this notice.
Condition 2
This approval relates to the reserved matters application for the erection of a dwelling as proposed in the submitted documents and drawings DRG 01 MB, DRG 02 MB, P08 09403 P1, P08 09404 P1 and P08 09405 P1 all received on 21st October 2009.
Condition 3
The roof(s) must be finished in dark natural slate.
Condition 4
No development shall be carried out until samples of the external brick soldier course of the dwelling has been submitted to the planning authority for approval and approved in writing. The development shall not be carried out other than in accordance with the approval.
Condition 5
A minimal visibility splays of 2 metres by 18 metres shall be provided for the site access prior to first occupation of the dwelling. No development shall take place until scaled drawings indicating the maximum visibility splays that can be achieved have been submitted to and approved in writing by the Planning Authority and these works shall be carried out as approved. No obstruction to visibility above 1 metre in height shall take place within the splays so provided.
Condition 6
On completion of the proposal, all planting along the northern boundary is to be planted in the first planting and seeding seasons. Any trees or shrub which within 5 years from the completion of the development dies, is removed or becomes seriously damaged or diseased shall be replaced in the next planting season with another of similar size and species unless the planning authority gives written consent to any variation.
Condition 7
No development shall take place until full details hard of landscaping works have been submitted to and approved in writing by the Planning Authority and these works shall be carried out as approved. Details of the hard landscaping works include footpaths and hard surfacing materials. The hard landscaping works shall be completed in full accordance with the approved details prior to the first occupation of any of the proposed dwellings hereby permitted.
Condition 8
Prior to first occupation of the dwelling hereby approved a fence shall be erected along the line and in accordance with the specifications shown on approved drawing 02 Site Plan rev P1 to subdivide the area of the site indicated as 'paddock' from the land on which the approved dwelling is to be constructed. At no point following occupation of the dwelling hereby approved shall the land indicated as 'paddock' be used for any domestic purposes.
Condition 9
Notwithstanding the provisions of the Town and Country Planning (Permitted Development) Order 2005 (or any Order revoking or re-enacting that Order) no extensions, greenhouses, walls, gates, fences, garden sheds, summerhouses, flag poles, decking, garages, or tanks for the storage of oil for domestic heating shall be erected (other than those expressly authorised by this approval).
Condition 10
This permission may be taken up, and the dwelling may be first occupied, only by the applicants, their dependants and carers.
Condition 11
The Tholtan building shall be restored, in accordance with details which shall first be submitted to and approved in writing by the Planning Authority, within a period of four years from the date of first occupation of the approved dwelling.
