The proposal covers a detached single-storey dwelling at the entrance to Close Cubbon, Peel. The applicant sought to further revise the driveway and access following an earlier approval for extensions and driveway changes under a previous application. The revised access would have a narrower opening and be positioned further within the cul-de-sac compared to that earlier scheme. The key planning issues were the impact on the streetscene, effects on neighbouring amenity, and parking provision. The extended driveway was found to provide parking for at least two vehicles, meeting Strategic Plan standards. The access opening was not considered excessive and was judged an improvement on the previously approved layout.
The application was approved because the revised driveway provides adequate parking for at least two vehicles in line with current standards, the access opening is not so wide as to harm the open-plan character of the area, and the layout is considered an improvement on the previously approved scheme. The Highways Division confirmed no traffic, parking, or road safety concerns.
Condition 1
The development hereby permitted shall commence before the expiration of four years from the date of this notice.

This approval relates to driveway and access amendments, 1 Close Cubbon, Peel as shown by Location 1, Site 2, 3 and 4 all received 30th October 2009.
