The site represents the residential curtilage of "New House", a detached property at the eastern end of Spaldrick Avenue at the northern end of Port Erin. The property has a balcony on the front elevation over the garage and front door with two sets of patio doors leading on to it. The property is a modern one with a hipped, tiled roof.
The site lies within an area designated on the Port Erin Local Plan of 1990 and the draft Southern Area Plan published on 23rd October, 2009 as Residential.
Planning permission was sought and granted for the erection of the dwelling under PA 84/1348 and a glass walled extension was added under PA 87/4480 and further extensions and alterations approved under PA 93/1051.
Now proposed is the replacement of the first floor patio doors with a window.
Port Erin Commissioners indicate that they do not oppose the application.
ASSESSMENT The proposed development results in very little actual change to the appearance of the property and even less change in respect of what may be discernible from the public perspective as the balcony hides the lower part of the existing patio doors. There is no adverse impact from the proposal, either in terms of the visual change or the impact on the amenities of those in adjacent property.
As such it is considered that this application satisfies the requirements of General Policy 2 of the Strategic Plan.
PARTY STATUS The Department of Transport and the local authority are, by virtue of the Town and Country Planning (Development Procedure) Order 2005, paragraph 6 (5) (c) and (d), considered "interested persons" and as such should be afforded party status.

C 1. The development hereby permitted shall commence before the expiration of four years from the date of this notice.
C 2. This permission relates to the replacement of patio doors with a window as shown in drawings 01 and 02 both received on 30th October, 2009.
