The application site represents 19 Hildesley Road, Douglas. The property is a two-storey terraced unit located in an established residential area.
The applicant seeks to replace the existing upvc windows and doors to the front, side and rear elevations of the property.
The application site is located within 'Predominantly Residential Use' in the Douglas Local Plan Order 1998. The Isle of Man Strategic Plan 2007 contains a policy which is considered specifically material to the assessment of this current planning application - General Policy 2.
General Policy 2 states: "Development which is in accordance with the land-use zoning and proposals in the appropriate Area Plan and with other policies of this Strategic Plan will normally be permitted, provided that the development:
The property has had no previous planning applications submitted which are considered to be relevant to this proposal.
The application site is located within a 'Predominantly Residential Area' within the Douglas Local Plan Order 1998. Given the nature of the proposed development it is therefore appropriate to assess the proposal against the policy identified earlier within the report (i.e. General Policy 2 of the Isle of Man Strategic Plan 2007).
Given that the planning application proposes to replace the existing windows similar to the existing, it is considered that the proposed development is acceptable. It is judged that the proposed windows/doors will not have a detrimental impact upon the character of the property or on the surrounding area where other properties within the immediate vicinity have similar upvc windows.
Douglas Corporation has raised no objection to the proposed development.
For these reasons the proposal is considered acceptable and it is recommended that the planning application be permitted.
