Permission was granted for the erection of a porch and a garage extension at Mullen Beg, Patrick Road, Patrick Village on the Isle of Man. The site is a detached dwelling with an existing two-vehicle garage, accessed via a long tree-lined driveway from the A30 road and not readily visible from public vantage points. During the application process, concerns were raised about the design and scale of the proposed alterations. As a result, the scheme was amended: the front projection was reduced from 6 metres to 3 metres, dormer windows were removed, the link between the extension and the existing garage was redesigned with a hipped roof, the steps were relocated, and the external finish was changed from Manx stone to smooth render. The amended proposal was considered acceptable and was approved under delegated authority on 19 October 2009, subject to five conditions.
The application was approved on 19 October 2009 by a Senior Planning Officer under delegated authority. The proposal was found acceptable in terms of design and scale. The scheme had been amended during the process to address earlier concerns, reducing the front projection, removing dormer windows, redesigning the garage link roof, relocating steps, and changing the external finish from Manx stone to smooth render.
Condition 1
The development hereby permitted shall commence before the expiration of four years from the date of this notice.
Condition 2
This approval relates to the erection of a porch to dwelling and the alterations and erection of an extension to existing garage, Mullen Beg, Patrick Road, Patrick as shown by WL/09/1109/1, WL09/1109/3, WL09/1109/4, WL09/1109/5, WL09/1109/6 and WL09/1109/7 received 3rd April 2009 and letter from agent, WL/09/1109/2C and WL/09/1109/8A all received 21st September 2009.
Condition 3
The garage building may be used only for the storage of domestic vehicles and items incidental to the use and enjoyment of the dwelling Mullen Beg, Patrick Road, Patrick
Condition 4
The garage building must remain incidental to the use and enjoyment of Mullen Beg, Patrick Road, Patrick.
Condition 5
The external finishes of the extension must match those of the existing building in all respects.
