The application sought permission to erect a single-storey, pitched-roof three-car garage adjacent to the existing two-storey detached dwelling at Ballalaugh, a property on a relatively large plot south of the A10 at The Lhen. The garage would measure 10,600mm x 7,000mm with a ridge height of 5,300mm, finished in Manx stone to the front elevation, smooth render elsewhere, a slate roof, and uPVC windows and door to match the existing building. The driveway would also be widened using matching gravel to improve access. The site lies within an Area of High Landscape Value, so the key planning issues were whether the development would harm the character of the landscape and whether it respected the proportion, form, and appearance of the existing property under Housing Policy 15. The proposed garage was considered similar in scale to the existing garage being converted to living accommodation under a related application, meaning it would not appear excessive within the site or out of keeping with its surroundings.
The garage was approved because its scale, materials, and design were considered to respect the character of the existing traditionally styled property and would not harm the quality of the surrounding landscape.
