Design Statement
1.0 Description of Property and Location
2 Grenea Cottages is a detached two storey residential property located directly off Shore Road, Kentraugh, Isle of Man. The property is centred between a detached house of similar size to the west and a pair of semi-detached properties to the east with driveways separating each building. Each house is different in style and not identical to each other.
The southern views from the property are over the sea looking towards Carrick Bay and Pooil Vaalsh. The A31 to Castletown / Douglas runs directly in front of the southern elevation. At the rear of the house are views from first floor with an open aspect towards Ballakilpheric and Ronague.
The house has been unsympathetically altered and extended in the past. On the south elevation at first floor level is a large area of PVC glazing which is out of proportion with the size of the building.
The front entrance has been clad with a mixture of slate and white PVC boarding. The original pitched roof has been extensively altered forming awkward junctions between a large flat roof at the rear and the first floor glazing bay on the south front elevation.
2.0 Proposals
It is proposed to remove the large expanse of PVC glazing at first floor on the south elevation and expose the original front wall of the house with a new projecting bay at ground floor only. New glazed sliding doors would be introduced to the first floor living areas to take advantage of the sea views to the south. The ground floor entrance and bay windows would be reconstructed and rationalised to square off the splayed bay windows and remove the pvc/slate cladding.
The existing roof would be removed and replaced with a curved roof profile and dormers formed from dark grey zinc cladding. A bedroom/bathroom would be incorporated into the roof which would open onto a flat terrace on the north elevation. Modesty screens would be fitted to the west and east of the terrace to prevent overlooking into adjoining properties and street.
3.0 Summary
The proposals improve the existing unattractive dated look of the property whilst keeping in scale with the adjoining buildings. The curved roof provides interest to the appearance of the house whilst not looking out of place with the adjacent style of the houses. The neighbours have been consulted about the proposals.
