THE TOWN AND COUNTRY PLANNING (DEVELOPMENT PROCEDURE) (No2) ORDER 2013

In pursuance of his powers under the above Act and Order, the Minister for the Department of the Environment, Food and Agriculture, the Hon R A Ronan MHK does hereby in the name of and on behalf of the Department APPROVE planning application 15/00874/B by Mr Maurice \& Mrs Pauline Coole for Erection of a detached agricultural workers dwelling with associated drainage, driveway and retaining wall - Field 425058 Off B39 Road Ronague Castletown Isle Of Man subject to the following conditions:-
- The development hereby approved shall be begun before the expiration of four years from the date of this decision notice.
Reason: To comply with Article 14 of the Town and Country Planning (Development Procedure) (No 2) Order 2013, and to avoid the accumulation of unimplemented planning approvals.
- The first occupation of the dwelling hereby approved shall be the applicants, Mr Maurice Coole and Mrs Pauline Coole, and thereafter shall be limited to a person engaged or last engaged solely in agriculture on the Isle of Man, or a widow or widower of such a person, or any resident dependants.
Reason: The site is in an area where new dwellings are not normally approved except where an agricultural need has been established and accepted by the Department.
- Before development starts, a plan showing the provision of visibility splays of 2.4 m being provided over land within the ownership of the applicant must be submitted to and approved in writing by the Department and implemented in accordance with the approved drawings. Nothing exceeding 1.05 m in height shall be planted or erected within the splays.
Reason: In the interests of highway safety.
- Before development starts, details of all boundary treatments and hard surfacing shall be submitted to and approved in writing by the Department. The boundary treatments and hard surfacing shall be provided in accordance with the approved details.
Reason: In the interests of the character of the site and its surrounding area.
- Before development starts, details of all external facing and roofing materials shall be submitted to and approved in writing by the Department. The development shall be carried out in accordance with the approved details.
Reason: In the interests of the character and appearance of the site and its surrounding area.
- Notwithstanding the provisions of the Town and Country (Permitted Development) Order 2012 (or any Order revoking and/or re-enacting that Order with or without modification) there shall be no extension to the dwelling, nor any sheds, outbuildings or means of enclosure erected within its curtilage without the prior written approval of the Department.
Reason: To control development in the interests of the amenities of the surrounding rural area.
Note: This approval relates to Drwg No 01 (date-stamped 28 July 2015) and Drwg Nos 02 Rev A and 03 Rev A (both date-stamped 20 August 2015).
