The Site
The site represents two small squares of land situated in the centre of the Edremony Estate which lies to the south of Station Road to the east of the village centre. The sites lie to the south of the hall and the telephone exchange building and the southern most site accommodates an existing MEA substation. The other site accommodates vehicular parking. The existing substation serves 350 properties in the vicinity and is outdoor and the equipment within it is approaching the end of its working life.
Planning Status
The site lies within an area designated on the Port Erin Local Plan as Predominantly Residential.
Planning History
No planning applications have been submitted in respect of this sites.
The Proposal
Proposed is the creation of a new indoor substation on the northern site and the subsequent dismantling of the existing substation and creation of parking spaces to replace those lost by the creation of the new building. The new building will be 5 m by 6.5 m in area and 3.8 m high and finished in dashed render with a pair of entrance doors and two louvre vents and a roof pitched and finished with concrete interlocking roof tiles.

Port Erin Commissioners indicate that they have no objection to the application
Assessment
The proposal will result in the removal of an outside substation which is neither attractive nor safe and the introduction of a new, modest building which will accommodate new electrical apparatus without any adverse visual impact. The parking spaces to be initially lost will be replaced.
As such this proposal will bring about an enhancement of the environment and is recommended for approval.
Party Status
The Department of Transport and the local authority are, by virtue of the Town and Country Planning (Development Procedure) Order 2005, paragraph 6 (5) (c) and (d), considered "interested persons" and as such should be afforded party status.

C 1. The development hereby permitted shall commence before the expiration of four years from the date of this notice.
C 2. This permission relates to the creation of a new electricity substation and replacement parking all as shown in drawings SC1093/P/10-00, -01, -02 and -03 all received on 21st August, 2009.
C 3. The existing substation must be removed and the parking shown on the site of the existing sub station must be put in place both within two months of the commissioning of the new substation.
