The Site
The application site relates to Rose Mount Cottage, Main Road, Glen Maye, a detached double fronted cottage situated on the north western side of the road.
The Proposal
This application seeks approval for the installation of replacement windows to the property. Currently, the property has timber casement windows installed which are unlikely to be original to the building. Proposed is the installation of uPVC casement windows which would have a similar appearance as the existing windows.
Planning Status
The application site is located within an area identified as being residential use by the 1982 Development Plan. The building was erected prior to 1921 and as such the provision to install windows set out within the Permitted Development Order 2005. The site is not within a conservation area and the building is not Registered.

There are no previous planning applications considered relevant in the assessment and determination of this application.
Representations
Patrick Parish Commissioners have not commented on this application.
The Department of Transport Highways Division does not oppose this application.

The windows proposed would replicate the method of opening of the existing building and would have a similar glazing bar pattern. It is judged that the windows would not detract from the appearance of the property or the wider streetscene. It is judged that a condition should be attached requiring the glazing bars to be fitted externally.
