Planning Status And Relevant Policies
Within the adopted Isle of Man Strategic Plan 2007, the following policies are considered to be relevant in the determination of this application: General Policy 2, paragraph 8.12.1
Assessment
The application is proposing to convert the existing garage into additional living accommodation and to erect a flat roof garage to the side of the property. The proposed conversion works are relatively modest and would not adversely affect the visual amenities of the locality.
In respect of the impact of the flat roof garage on the visual amenities of the locality, the proposed garage will be setback approximately 7 m from the front building existing garage. The proposal is not ideal in design terms; however, due to the proposed siting of the garage, it is considered the proposal will not cause sufficient harm to the visual amenities of the locality to warrant a refusal.
The notes suggested by consultees are not material planning considerations and for that reason are not attached to the report, as part of the recommendation.
I therefore recommend that planning permission be granted subject to conditions.

C 1. The development hereby permitted shall commence before the expiration of four years from the date of this notice.
C 2. This permission relates to the conversion of the garage into additional living accommdation, erection of an attached garage and creation of an hardstanding as shown in drawing numbers 648/001 and 648/002 date stamped 21st May 2009.
C 3. No facing materials shall be used other than materials similar to those used on the existing building.
