The officer judged the case on visual impact alone, since the principle of a replacement shop with accommodation was already established. Removing stonework from the upper half of the front elevation was found to create an uncharacteristic horizontal emphasis inconsistent with the traditional buildings on which the design was modelled. The amended roof was also considered to have a modernising effect that clashed with the building's otherwise traditional character, and the loss of stonework on the rear stair would diminish the building's appearance when viewed from the south.
The amendments were refused because omitting stonework from the upper front elevation and rear stair, and introducing a canopy and altered roof, would be detrimental to the appearance of a prominent building in the village.
