Planning Status And Relevant Policies
Within the adopted Isle of Man Strategic Plan 2007, the following policies are considered to be relevant in the determination of this application: General Policy 2, Paragraph 8.12.1
Assessment
The application site is not within a Conservation Area and nor is it a Registered Building. The proposed extension is set to the rear of the property and will not be readily visible from the public highway. I consider the proposal will not adversely affect the visual amenities of the locality.
In respect of the impact on No. 17 Marathon Road, the application site is set to the south west of the neighbouring property. The proposed extension project 2.4 m beyond the rear elevation of the garage at No. 17 Marathon Road. I therefore consider the proposed extension will not result in any significant harm to the residential environment of No. 17 in terms of overshadowing and loss of light
In respect of the impact on No. 3 Marathon Road, the application site is set to the north east west of the neighbouring property. The proposal is set off the boundary of the property. Due to the
orientation of the site in relation to No.3, I consider the proposal will not result in any significant harm to the residential environment of No.3 in terms of overshadowing and loss of light.
The notes suggested by consultees are not material planning considerations and for that reason are not attached to the report, as part of the recommendation.
I therefore recommend that planning permission be granted subject to conditions.

C 1. The development hereby permitted shall commence before the expiration of four years from the date of this notice.
C 2. This permission relates to the erection of a rear extension as shown in drawing numbers 10318/01, 10318/02 and 10318/04 Rev A date stamped 20th April 2009.
C 3. No facing and roofing materials shall be used other than materials similar to those used on the existing building.
