Robin Hill Farm, Ballakilpheric Road, Cronk-Y-Dhooney, Rushen Design Statement
Robin Hill Farm is a small holding located off the Ballakilpheric Road, Cronk-yDhooney.
The original house is a two storey vernacular building with random manx stone walls and a pitched slated roof.
A more recent extension to the rear of the house is also two storey, with a mixture of rendered and facing stone walls. The roof of the extension is flat, unattractive and out of keeping with the original architecture of the house.
A single storey sunroom extension has been added to the south and east elevations of the original house with a slated pitched roof and random stone walls.
The brief was to provide a new bedroom master suite at the first floor level. The client has limited mobility and the new accommodation was to provide an alternative stair with easier access and accessible bathroom facilities. A new combined kitchen/dining area is to be provided at ground floor level.
It is proposed that the new accommodation is located within an extension set back from the front elevation of the existing house with a principal elevation facing to the east.
The new extension would be faced in stone and have a slated pitched roof to match the original house. The rear elevation would be rendered to match the existing. The
windows would be similar in proportion to the original and be traditional sliding sash in appearance.
As part of the proposals, it is intended to improve the appearance of the remainder of the existing house by disguising the unsightly flat roof with slated pitched profiles and by replacing some of the more recent windows on the south and west elevations with traditional style windows.
