The application site comprises the residential curtilage of a detached dwelling that is located on the eastern side of Fildraw Road in Malew.
The proposed development comprises the installation of replacement windows within the dwelling.
The application site has been the subject of a number of previous planning applications, one of which is considered to be material to the assessment of the current planning application:
Planning application 01/01447/B sought approval for the installation of uPVC windows to replace existing within the dwelling. This previous planning application was approved on the 30th November 2001.
Malew Parish Commissioners do not object to the planning application.
In terms of land use, the application site is located within a wider area of land that is designated as low density housing in parkland under the 1982 Development Plan Order.
In terms of strategic plan policy, although the Isle of Man Strategic Plan contains policies identifying general planning considerations that are applicable to the assessment of a planning application it is considered that there are no specific policies within the plan that are material to the assessment of this current planning application.
The planning application seeks approval for the installation of replacement windows within the dwelling.
The proposed windows are essentially the same as those already installed within the dwelling, presumably under the 01/01447/B planning approval. Given the existence of these similar windows within the dwelling it is considered that the proposal is unobjectionable.
It is recommended that the planning application be approved.
It is considered that the following parties that made representations to the planning application meet the criteria of Government Circular 1/06 and should be afforded interested party status:

The development hereby permitted shall commence before the expiration of four years from the date of this notice.
This approval relates to the location plan, site plan, photographs and window specifications date stamped the 10th March 2009.
