9, Balleigh Park, Ramsey, Isle Of Man, IM8 3nl
The application sought permission to erect a single-storey extension to the rear elevation of a two-storey attached house in a predominantly residential area of Ramsey. The extension would project 2.7 metres to the rear, span 3.3 metres in width, and reach a ridge height of 3.6 metres, providing a utility room. The main planning concern was the potential impact on the adjoining property at number 8 Balleigh Park, which has a rear conservatory of similar size. Following a site visit, the officer found that an existing two-metre-high boundary hedgerow would screen the majority of the extension when viewed from that conservatory, resolving the initial concern about amenity harm. The proposal was found to comply with the Isle of Man Strategic Plan and was permitted with three conditions, including a requirement that external finishes match the existing building.
The extension was approved because the existing boundary hedgerow was found to screen the bulk of the new structure from the neighbouring conservatory, removing the risk of amenity harm.
