Proposal – replacement dwelling at Primrose Lodge, Slieu Lewaigue, Maughold. IM7 1BH
The site has been subject to a number of historical planning applications. This application is for the erection of a replacement dwelling.
Primrose Lodge has been subject to work and most recently has had approval for the extension of the building to provide a family home in the countryside. These works included the alteration of the garage door to a bay window arrangement in the salon area – which has been carried out. (Application ref 08/02083/B)
The works continued with the partial demolition to accommodate the proposed extension, but unfortunately the property has been found to have considerable defects which halted the work. Subsequently the property has fallen into disrepair. Discussion has been held between the Planning officer Mr Chris Balmer and Mr Steven Moore formerly of the planning office also. It was agreed that the property was in such a condition as to not warrant saving and could be demolished. The proposal during these discussions was that a replacement property be built, of a similar style, design and size so as to replicate the former building.
This application proposes to maintain the features of the former property, in a way that the previous approval did. The proposal also seeks to retain the part of the building that is used for the applicants’ therapy and beauty treatment, permitted under application 08/00835/C.
These features include the bays to the front with tall windows in keeping with the proportion of property, the chimney stacks and of course the materials used.
The existing entrance area is to be maintained with the possible addition of feature gateposts and gates, set back so as to maintain the current visibility and allow vehicles to quickly exit the highway.
