Glenside Cottage, West Baldwin, Isle Of Man, IM4 5ha
Permission was granted to demolish Glenside Cottage, a two-storey detached dwelling in West Baldwin, and replace it with a new detached house. A single-storey annexe also sits within the site's curtilage. The officer report noted that while the cottage likely originated as a traditional Manx dwelling, successive extensions and alterations had eroded many of its original features and proportions, though some elements such as sliding sash windows and chimney stacks remained. The Committee considered the principle of replacing the dwelling in this countryside location, the design of the proposed new house, its impact on the rural landscape, and parking and access arrangements. Permission was granted with two conditions.
The application was approved by the Committee on 24 August 2015. The key planning issues considered were whether the location was suitable for the development, whether the replacement dwelling was well designed, and whether it would have an acceptable impact on the surrounding countryside.

Condition 1
The development hereby approved shall be begun before the expiration of four years from the date of this decision notice.
Condition 2
The existing detached annexe must be demolished upon first occupation of the new dwelling.
