Manx Birdlife Point Of Ayre Reserve, Postal Locality, Cranstal, Bride, Isle Of Man, IM7 4bs
The application sought permission for a toilet building at the Manx Birdlife Point of Ayre Reserve on Cranstal Road, Bride. The site sits within the countryside and within a designated Area of Special Protection for Birds. The key planning issues were whether the development was justified in a countryside location, whether it would harm the landscape character of the area, and whether it would be detrimental to the conservation interests of the protected designation. The committee found the building justified as an essential service for the Reserve and as a structure linked to the interpretation of the island's wildlife. It was considered modest in scale, causing no harm to the landscape, and not detrimental to the bird protection area. Pollution risk from the toilet was also assessed and found acceptable provided the manufacturer's installation instructions are followed.
The Planning Committee approved the application because the building provides an essential service within the Reserve and supports wildlife interpretation, justifying its countryside location. It was found to be modest in scale with no harmful impact on landscape character or the Area of Special Protection for Birds. Pollution risk was judged acceptable subject to correct installation.
