In pursuance of powers granted under the above Act and Order the PLANNING COMMITTEE of the Department of Infrastructure does hereby APPROVE the following application made on behalf of:
Name: Miss Diane Marchment Proposal: Estate layout for two detached dwellings and garages with associated access road, drainage and other services and access for construction traffic to adjacent land at:
- Land off
- Station Road
- St Johns
- Isle of Man
which was considered on 13th October 2011, subject to compliance with the conditions specified below.

Schedule Of Conditions:
- The development hereby permitted shall commence before the expiration of four years from the date of this notice.
- This approval relates to the estate layout for two detached dwellings with associated access road and drainage services and access for construction traffic to adjacent land, Land off Station Road, St Johns as shown by 0725/PL100 Rev C received 8th September 2011.
- No approval is granted for the siting, size or orientation of the dwelling footprints shown on Drawing 0725/PL100 C.
- All existing trees and hedges within the application site, with the exception of those shown to be removed on Drawing No. 725/PL100 C, must be retained and afforded adequate protection during the development of the site, in accordance with a tree protection scheme that has been submitted to and approved in writing by the Planning Authority prior to the commencement of works on site.
- Access to the dwellings may be taken only from Station Road.
- Prior to the commencement of construction works, the visibility splays of 2m by 36m in each direction at the construction access road onto Station Road must be provided. This splay shall be kept and maintained clear of obstruction at a height of 1.05m.
- Prior to the commencement of works, a scheme shall be submitted to and approved by the Planning Authority which shows replacement trees to be planted in order to mitigate the loss of those trees proposed to be removed. The approved scheme of tree planting shall be implemented no later than the first planting season following the completion of the development.
- Within one month of the completion of the development approved under PA11/00690/B, the temporary access must be removed and the boundary between the site and Field 312909 landscaped in accordance with a plan to be approved by the Planning Authority.
This decision was made by the Planning Committee constituted in accordance with Article 3(1) of the Town and Country Planning (Development Procedure) Order 2005.

This permission refers only to that required under the Town and Country Planning (Development Procedure) Order 2005.
Any appeal against this decision must be in writing and must be received by this Department within 21 days of the date of this notice.

The proposed development must not be commenced until either;

- Any appeal has been determined;
Whichever is the later.
