50 Bucks Road, Douglas, Isle of Man Architects Statement Kestrel Insurance have operated from 50 Bucks Road for ten years, before that the previous business also used the whole building as offices.
Kestrel now have a main office in Onchan and wish to convert the upper two floors into flats. Kestrel use the whole of the ground floor frontage as a counter for customers and there is no street access for the flats from Bucks Road.
The application proposes to build the rear outlet, retaining the small side access for the shop and basement and providing a new rear entrance for the flats as well as provision for bins for both shop and flats
The new entrance is set back slightly from the back lane providing a safe and well lit approach to the flats.
The design retains the two car parking spaces used by the offices during the day and available for the flats overnight. The tenants in the flats will also have use of two parking spaces rented by Kestrel Insurance in the car park situated at 49-51 Bucks Road which is 500m from the rear outlet entrance (see DWG P06). There is also ample street parking available between 7pm and 8.30am.
The new outlet is extended a full two storey at the rear to provide new living rooms, study and kitchens which have extensive Southerly views. There is a small balcony. The existing front rooms are split to provide two large bedrooms overlooking Buck Road. This road, whilst busy during the day, is quiet in the evening and provides a pleasant outlook for these rooms.
The application includes photographs taken from the existing front and rear rooms showing the present views from the proposed rooms.
Kestrel Insurance will continue to operate from the site using the Street level shop front and meeting room with two toilets on the half landing beside the rear entrance and the basement with a staff rest area and kitchen and document storage in the front section. The staff rest area has a window onto the rear parking.
