Dear Sirs
Planning Application 15/00345/A Field no. 312711 Balladoyne Farm Main Road St John’s Approval in principle for construction of a temporary access road for construction traffic.
I am part owner of the site shown in blue and object to the above proposals on the grounds that the access shown does not show adequate sightlines to Main Road and there is a significant lack of information contained in the application concerning access and safety of the proposed access. No statement has been submitted to explain how the access would be managed or a traffic study to show the impact on the traffic on this main arterial route.
The plans are not based on a topographical survey of the site and indicate that no trees will be affected when there are a significant number of trees on the access route shown.
The proposals do not show adequate detail to determine the application.
Sightlines would also be over third party land if they were achievable at all. There are trees and hedgerows in the vicinity of the access shown which would adversely affect the setting of Tynwald if these were removed. No other traffic management system has been detailed that shows compliance with the requirements of the Highways Department in this situation.
The application lacks detail.
The application forms are incorrect as trees will clearly be affected by the proposal and are within the vicinity of the site but are not shown.
For the above reasons I would respectfully request the application be refused.
