Officer’s Report THE APPLICATION SITE
1.1 The application site is within the curtilage of 15 Ballanoa Meadows, Santon which is a semidetached dwelling situated to the South of the most Northern Ballanoa Meadow cul-de-sac. THE PROPOSAL - 2.1 The current planning application seeks approval for the installation of a flue which is to be situated 2.425m away from the front elevation on the East side of the property. The flue is to follow the roofline of the building and be approximately 0.6m above the existing roofscape.
2.2 The flue is to measure 0.15m in diameter and will be power coated black PLANNING HISTORY - 3.1 Any previous planning applications are not considered to be specifically material in the assessment of the current application. PLANNING POLICY - 4.1 The site lies within an area of "Predominantly Residential" on the Area Plan for the East, Map 11 - Newtown . The property is not with a Conservation Area nor a Flood Risk Zone.
4.2 Given the nature of the proposal and the land designation Environment Policy 22 is the most relevant and sets out prevention of unacceptable harm to the environment and/or the amenity of neighbouring properties, this policy is then followed by General Policy 2 which sets out the general standards towards acceptable development. - 4.3 Also relevant is the Residential Design Guidance 2021 which is material consideration, particularly with regards to the information on flues.
