PLANNING STATEMENT Applicant: Mr J Reid Address: 5, Victoria Road, Castletown, IM9 1EP Proposal:
A single-storey rear extension to provide a new kitchen, access to roof terrace areas to be provided by attractive external spiral stairs. Also, a small cantilevered balcony to overhang the adjacent river by 1.3m, similar to the balconies on the adjoining properties.
Description of Existing House:
A period terraced house of 3 stories, with cream painted rendered elevations and a natural grey slate roof. The existing windows are of timber construction on the front elevation and of white upvc on the rear.
Proposed Materials: Walls of the extension to be in cream painted render to match existing walls. Windows and doors to rear to be in white upvc. Flat roof of extension to be finished in grey fibreglass, new flat roof above first floor bathroom to be in grey fibreglass. Spiral stairs to be of metal construction finished in black. Balcony over river to be of timber construction with glass balustrade. Balustrades to both terraces to be glass with metal posts.
