An application was submitted to the Planning department to apply for the renewal of a previously approved proposal (13/00686/B) which was the construction of a pair of semi-detached dwellings to an existing vacant site. The previously approved application had lapsed due works not commencing within the 4-year limit.
The vacant site had been left unattended which has caused the vegetation on the site to become overgrown. The bush / tree species identified at the site are Olearia Macrodonta (New Zealand Holly) bushes, Fuchsia bushes and a Willow tree, which require removal. The Ash tree, which has previously been approved for removal, has been assessed and has signs of ash dieback and is covered heavily in ivy. Had the original application proceeded to develop the site, the vegetation previously mentioned would have been cleared, a requirement that this application seeks also. This has been agreed, and the revision relate to the building design and details in relation to its setting in the conservation area.
On the 6th of September 2024 a meeting was held with Lucy Kinrade, the planning case officer. Alterations to the proposals were discussed which included:-
Following a further meeting with the planning office on the 14th of February 2025, and subsequent correspondence the application drawings have had further slight revision to include:-
front door to replicate the style of 56/54 Glenfaba road and other adjacent properties. (Typical product brochure included). Please find image below.
The alterations made have been in conjunction with close discussions with the applicant and planning officer to allow for a more agreeable style of building which will be closely in-keeping to the existing street scene.
