The site is relatively flat with gentle gradients from the centre of the site toward the Andreas and Bride Roads. The ground is topsoil overlying medium dense sand with some gravels with some areas of soft to firm clay.
The proposed development has been designed around the existing topography with minimal cut and fill used to create the access on to Bride Road and introduces drainage falls to the proposed highway.
Where possible topsoil will be retained on site for landscaped areas and gardens with any surplus removed from site to an approved recycling centre.
The sub soil excavations for drains and foundations will be retained on site for forming landscaped features and adjustment of the levels to suit the proposed roads and dwellings. Any surplus material will be removed from site to an approved recycling centre.
In summary, the proposals have been designed to limit the amount of excavation required and to limit the amount of spoil to be removed off site with as much material reused on site as possible. This strategy will be good for the environment as it will limit transport requirements and it will also be good for the viability of the development.
